Zoning: Residential, agricultural, or light commercial
Topography: Mostly usable—flat or gently rolling preferred
Utilities: Public or well/septic access a plus, but not required
Price Range: Up to $1M (flexible for the right deal)
Other: Off-market preferred, Vacant or with teardown structure, No HOA or minimal restrictions

Asset Type: Retail, industrial, or mixed-use
Location: Cherokee, Cobb, Paulding, Pickens and Gilmer Counties.
Size: 1,000–30,000 SF or 0.25–5 acres
Price Point: Up to $2.5M
Condition: Stabilized or value-add; light to moderate rehab OK
Closing: Fast close – cash or financing in place
